For homes $500,000 and under, a 5% down payment is the minimum required.
For homes over $500,000, but less than $1 million, you will need a 5% down payment on the first $500K combined with 10% for any amount over that.
If your purchase price is $1 million or more, a minimum of 20% down payment is required.
Any purchase with less than 20% down is subject to default insurance premium which is usually added to the mortgage amount.
With a 20% or more down payment, you do not have to pay the default insurance premium. You are also eligible for an amortization over 25 years and extended qualification ratios.
If your property is over $2M in the GTA, you could be subject to a sliding scale for minimum down payment, meaning you will need to put 20% down payment up to $2M and then 50% down payment on the portion of value over $2M.
